An Island Town Built After the Bridges
Most of our epoxy flooring work on Grand Island is in homes from the last seventy years. That is because the town barely grew until it could be reached by car. Grand Island had 626 people in 1930. Single-span bridges opened in 1935, and the population passed 1,000 by 1940. Then it took off: 3,090 in 1950, 9,607 in 1960 and 13,977 in 1970. The 2020 census counted 21,389, up 5% from 2010.
What that means for garages
A town that grew after World War II was built around the car. Most homes here have attached garages, and many have two bays or more. Newer houses have smooth, hard-troweled slabs. Older ranches and capes from the 1950s and 1960s have slabs that have seen sixty winters. Both need prep before a coating will hold:
- Smooth new slabs get ground open so the base coat can grab
- Older slabs get old paint and sealer removed and cracks filled
- Any slab gets checked for moisture before we coat
Garages that hold more than cars
With about 5 square miles of water inside town limits and the river all around, a lot of island garages store boats, kayaks, trailers and lawn equipment. That gear drips fuel and river water and drags across the floor. An epoxy flake floor gives you texture for grip and a pattern that hides grit. A polyaspartic topcoat adds resistance to scuffs and fluids.
Commuting floors take a beating
To get on or off the island, you cross the North or South Grand Island Bridges on Interstate 190. Those approaches are salted all winter, and your tires carry that brine straight into the garage. Garage floor coating seals the slab so that brine sits on top. You can squeegee it out the door instead of watching the concrete flake near the threshold.
Basements and bonus rooms
Many homes built in the boom years have full basements. Basement floor epoxy turns a gray slab into a clean surface for a workshop, gym or storage room. We will not coat over active water seepage. If your slab is damp from below, we will say so at the estimate.

Timing your project
Most island garages are done in one to two days, depending on the system and the slab. We check the concrete temperature and the moisture reading on install day. Spring through fall is the easiest window for detached or unheated garages. You also get the cure schedule in writing: when to walk on it, when to restock shelves and when the car can come back in.
Picking a color for an island garage
Lighter flake blends make a garage feel bigger and show where a spill landed. Darker blends hide tire marks and river silt between cleanings. Some owners pick a blend that matches the house trim or the boat. We bring real chip samples along, so you can judge each one under the lights you actually have.

Grand Island at a Glance
- Growth came with the bridges. Single-span bridges opened in 1935, and the second spans and I-190 followed in the 1960s. The population went from 626 in 1930 to 9,607 in 1960.
- Steady growth since. The 2020 census counted 21,389 residents, a 5.00% increase over the 20,374 counted in 2010.
- A town surrounded by water. Grand Island covers 33.3 square miles, and 5.0 square miles of that, about 15%, is water. It is the largest island in the Niagara River.
- State parks at both ends. Beaver Island State Park, with a golf course, sits at the south end, and Buckhorn Island State Park sits at the north end.

Grand Island Questions
My Grand Island home is fairly new. Does the garage slab still need prep?
Yes. New slabs are often troweled very smooth, and coatings do not bond well to a slick surface. We diamond grind the floor so the base coat can lock into the concrete.
Can a coated garage floor handle a boat trailer?
Yes. A properly bonded system with a hard topcoat handles trailer tires and jacks. We suggest a flake broadcast for grip, since boats and gear often come in wet.
Do you serve the whole island?
Yes. We work across all of Grand Island, from the Beaver Island end to the north end near Buckhorn.
