Floors for an Old Mill Village
Epoxy flooring in Williamsville works inside some of the oldest buildings in the area. Jonas Williams built the first mill here in 1811, and the village was incorporated in 1850. Ellicott Creek still drops 27 feet over Glen Falls, where the Onondaga Escarpment crosses the village. Houses and shops along Main Street have stood for generations, and their basements and back rooms show it.
Historic buildings and interior work
Williamsville passed a Historic Preservation Code in 1983, and its Historic Preservation Commission has designated 34 landmarks. A floor coating is interior work. If your project also touches the outside of a landmark building, such as a garage door or windows, check with the village about that part first. We keep our scope limited to the floor and write it up that way.
Main Street storefronts and back rooms
Main Street is part of NY Route 5, and it carries a steady line of shops, restaurants and offices. Commercial floors here face a different kind of wear than a garage:
- Foot traffic and winter grit at the front door
- Kitchen and back-room spills that need a seamless, cleanable surface
- Stockroom carts and hand trucks
- Older concrete under past flooring that has to be cleaned up first
We usually work after hours or over a weekend so the business can stay open, and we pick a fast-curing system when downtime is tight.
Older homes and safer basements
The village skews older. The 2020 census put the median age at 45, and about 22% of households included someone 65 or older living alone. For homeowners staying in their houses, we focus on safety. A textured topcoat gives better footing on basement stairs landings and in laundry rooms. A light color makes a dim basement easier to see in.
Creek-side moisture
Ellicott Creek runs north through the village, past Glen Park and Island Park. Basements near the creek can carry more moisture. We test every basement slab before coating and tell you if the moisture is too high for a coating to last.
Garages behind village homes
Many village houses have detached garages set back on the lot, some of them quite old. Their slabs can be thin, cracked and uneven from years of frost. We grind the surface, fill cracks and patch low spots so water drains to the door. A flake floor works well here because it hides small surface flaws that remain after repair.
Planning around village life
Island Park hosts Old Home Days and the Taste of Williamsville in summer, and Main Street can get busy. For storefront jobs we plan arrival times, parking and dust control around the street. For home jobs, we explain how long the garage will be out of use and when you can walk and drive on the new floor.
What a village job looks like
We start with a visit to measure, test moisture and look at cracks and old coatings. On the install day, we grind, repair and lay the base coat. The color layer and topcoat follow, either the same day or the next. We clean up and leave you written cure times before we go.

Williamsville Questions
Do I need village approval to coat a floor in a landmark building?
A floor coating is interior work. If your project also changes the outside of a landmark, ask the village about that part before it starts. We can give you a written scope that covers only the floor.
Can you coat a restaurant or shop floor without closing for days?
Often, yes. We can schedule evenings or weekends and use a fast-curing polyaspartic topcoat. We go over the cure times with you before we book the job.
My basement is near Ellicott Creek. Can it still be coated?
Often, yes. We test the slab for moisture first. If readings are moderate, a moisture-tolerant primer can work. If water is coming in, that has to be solved before any coating.
