Basement Coatings Start With a Moisture Test
Basement floor epoxy turns a dusty, stained concrete slab into a sealed floor you can mop. In Cheektowaga, where the median home was built around 1960 according to 2019 to 2023 Census Bureau survey figures published by Point2Homes, a lot of basement slabs are old, patched and painted at least once. Before any of that gets coated, we test how much moisture is coming up through the concrete. That one step decides which system will hold.
Why basement coatings fail
A basement slab sits directly on the ground. Moisture moves up through the concrete as vapor, and when a coating traps it, pressure builds and the coating blisters or peels. Summer adds a second problem. The airport normals for this area list average relative humidity of about 68% to 72% from June through August. The EPA notes that warm, humid air condenses on cold surfaces and recommends keeping indoor humidity below 60%, ideally 30% to 50%. A cool basement floor under muggy air can sweat. Running a dehumidifier helps any floor, coated or not.
What we check
- Moisture coming through the slab, measured with a test before we quote
- Old paint, sealers or adhesive from past flooring
- Cracks, and whether they are dry or have shown water
- Efflorescence, the white powder that marks where water has moved through
- Low spots near floor drains and along walls
- Where the sump pit, drains and utility penetrations are
Matching the system to the slab
If the slab tests dry, a standard epoxy system with a flake or solid finish works well. If moisture is moderate, we start with a primer made to tolerate it. If water is actively coming in through a crack or along the wall, a coating will not fix that. We will tell you so, and the water issue needs to be handled first. That saves you from paying for a floor that will peel.
Finishes people choose for basements
For laundry rooms and storage, a solid color or light flake blend is easy to clean and brightens the space. For rec rooms, bars and gyms, some owners go with a metallic epoxy, a poured finish with swirled pigments. This Old House lists metallic epoxy at about $5 to $12 per square foot. Any basement finish can get a fine anti-slip additive, which is useful near laundry machines and stairs.
A word on radon
The EPA calls radon the leading cause of lung cancer among non-smokers and recommends fixing homes at 4 pCi/L or above. A coating seals cracks, but it is not a radon system. If you plan to spend more time in the basement, test for radon before the floor goes in, and install mitigation if needed.
What stays and what goes
We need the floor clear of storage and furniture. Washers, dryers and utility equipment can usually be worked around or moved and set back. Areas around floor drains and the sump are coated up to the edge so water can still drain.
What This Covers
Basement work covers testing, prep and coating for the parts of the floor you use.
Moisture testing
A slab test at the estimate so the primer and system fit the concrete.
Old coating and adhesive removal
Paint, sealers and leftover tile adhesive ground off to bare concrete.
Crack and patch work
Dry cracks and old patches filled and ground flush before coating.
Moisture-tolerant primers
Primers designed for slabs with moderate vapor coming through.
Flake, solid or metallic finishes
Finishes for laundry, storage, rec rooms and home gyms.

Typical Basement Floor Coating Costs
| Job | Published range |
|---|---|
| Installed epoxy, per square foot | $4 to $10 |
| Basement floor, 300 to 2,000 sq ft | $1,200 to $20,000 |
| Metallic epoxy, per square foot | $5 to $12 |
| Patching chips and small cracks | $25 to $250 |
National ranges from HomeGuide (epoxy and basement), This Old House (metallic epoxy and patching). Moisture treatment, old coating removal and finish choice change the total. Your written estimate is the price.
How It Works
1. Test and inspect
We measure the room, test the slab for moisture and look for cracks, efflorescence and old coatings.
2. Clear and grind
The floor is cleared, ground to bare concrete and vacuumed.
3. Repair and prime
Cracks are filled, and a primer matched to the moisture test goes down.
4. Finish and cure
Color, flake or metallic layers and topcoat, then written times for use.

Basement Floor Epoxy Questions
Can you epoxy a basement floor that gets damp?
It depends on how damp. Moderate vapor can be handled with a primer made for it. Standing water or water coming through cracks has to be fixed first, because no coating will hold against it. The moisture test at the estimate tells us which case you have.
How much does it cost to epoxy a basement floor?
HomeGuide's national range is about $1,200 to $20,000 for basements of 300 to 2,000 square feet, or $4 to $10 per square foot. Moisture primers, old paint removal and metallic finishes add to that. We quote after testing the slab.
Will a basement epoxy floor be cold?
Coatings are thin, so the floor will feel about as cool as the concrete under it. Many owners add area rugs in seating areas. The coating's real benefit is a sealed surface that does not shed dust and is easy to mop.
Does epoxy stop radon?
No. A coating seals the surface and cracks, but it is not a radon mitigation system. The EPA recommends testing and fixing homes at 4 pCi/L or higher, so test before you finish the basement.
